Owner's Description

Our beautiful, luxury, one level ranch house sits on half an acre and is located in the grounds of Sugarmill Woods Golf and Country Club, near the Gulf of Mexico, just south of Homosassa on Florida’s beautiful Nature Coast.

Sugarmill Woods is in a very unique location. It was designed so that all homes either look onto the golf course or woodland, and ensures that a deep greenbelt is preserved behind every house.

Everything in our home is brand new as of September 2006. The luxury interior offers a very high standard accommodation in the peace and tranquillity of a woodland setting.

The living area is approximately 1721 square feet and is fully air conditioned with ceiling fans in every room including the lanai.

Master bedroom - (13ft x 16ft) with queen size bed, which looks onto the pool, and en-suite bathroom with double vanity unit plus walk in wardrobe.

Bedroom 2 - (12 ft x 11 ft) has a double bed and built in double wardrobe with lighting.

Bedroom 3 - (12 ft x 14 ft) has twin beds and double built in wardrobe with lighting.

Bathrooms – the master bathroom is an en-suite to the master bedroom and has a his and hers vanity unit, walk in shower and toilet. The guest bathroom, which is located in between the two remaining bedrooms, has double vanity unit, toilet and bath/shower with sliding glass screens.

Living/Great Room – has 2 x 3 seater sofas, 42 inch plasma HD TV, all region DVD player, satellite, telephone with free local calls, and a dining table to seat 6 persons.

Kitchen – with a brand new black ceramic topped hob, double oven, brand new stainless steel side by side fridge freezer with water line, crushed and cubed ice, digital dishwasher, microwave, coffee maker, electric kettle, toastie maker, slow cooker, toaster/mini grill, garbage disposal, and ample cupboard space with walk in larder. There is also a dining table with 4 chairs.

Utility Room – with a top loading washing machine, tumble dryer, digital iron and ironing board.

Pool – the lanai measures 37 ft x 12 ft and leads straight onto the pool, which is 15 ft x 30 ft (not heated). The pool is maintained by a private contractor on a weekly basis, as is the garden.

Other – meals can either be taken in the great room, breakfast area in the kitchen looking out onto the pool, or out on the lanai with a full view of the pool and surrounding woodland.

Garage – 2 his and hers bicycles are provided free of charge plus 2 full sets of golf clubs.

Cleaning / Towels / Linen/ Maid service – All linens are provided, with a change for each bed, as are all towels and beach towels. The property is cleaned between lets. Electricity is included.

Rental Periods – All year £500 per week (discounts available for longer stays).

Local Area

Coast / Beach – The house is only a short distance from the Gulf of Mexico but direct access is not possible as it is a nature reserve.

The nearest beach with white sand and palm trees is a 15/20 minute drive away.

Golf – There are approximately 16 public golf courses within 20 miles of Homosassa; a full list can be provided upon request before your visit. This list is also available in the house.

Out and About – The area is famous for its wildlife and outdoor activities. Manatees can be viewed from a floating underwater viewing gallery at the Homosassa Springs Wildlife Park and the rivers nearby. Boats can also be hired to swim with the manatees or to take a trip up the Gulf. Cycling, walking and bird watching are also popular local activities.

Distance / Location – Sugarmill Woods is located near the junction of US 19 and US 98. Homosassa is 5 miles to the north and Crystal River is another 5 miles beyond this. To the south, Weekie Watchee is 12 miles and Spring Hill and New Port Ritchie a little further on.

Airports – The nearest airport is Tampa which is a 45 minute drive away up the quiet rural toll road, the Suncoast Parkway, which passes right in front of Sugarmill Woods. Orlando International is one and a half hours drive and Orlando Sandford is 2 hours drive away. We have personally found that the only airline to fly direct into Tampa is British Airways, although many airlines fly into both Orlando International and Orlando Sandford. We have found that BA and MyTravel offer the best value flights.

Car Hire – All major car hire companies can be found at all 3 Orlando airports.

Booking Notes – A 10% deposit secures a reservation but will be non refundable if cancellation is within 8 weeks of due stay. The final balance is due 8 weeks before arrival together with a damage deposit (refundable once property has been checked over after your stay).
